I have received several questions regarding Midland, Michigan's Real Estate market amid the Coronavirus/ Covid-19 crisis. Here is a current update of the market.
As of yesterday, the market was still moving fast and homes were being sold quickly and selling with multiple offers. In February of 2020, Midland's pending sales were up from 2019, and March of 2020 in Midland was also trending to be a record breaking month.
As of today, amid the Michigan Governors' mandatory stay at home order, Real Estate services requiring travel such as showings and open houses, are temporarily suspended. Real Estate has been considered by many states essential, so there is a possibility this could be amended. If it is deemed essential, showings would be done using preventative measures and safety precautions as recommended by the CDC, as I have been adhering to for weeks.
However, Real Estate services not requiring travel are NOT prohibited meaning:
- I can conduct virtual or phone listing and buying consultations
- I can activate your listing for sale
- I can continue to write up contracts/ submit offers on homes. Contingencies will be in place that protect the buyer and the seller. (Please note the importance of sufficient photography in times like these. If your listing does not have that now, it is not doing you any favors )
- I can continue to manage your transaction
-Lenders, Insurance and Title Company partners are still operating
We are working diligently to sort through challenges that may occur over the next few weeks as well as virtual work arounds to serve our clients needs as best as possible.
If you are a seller, I would use this time to freshen up paint and trim, deep clean, enhance your curb appeal by performing yard clean up etc. If you are not sure where to start or what you should spend your time freshening up, you are welcome to set up a Facetime consultation or send me photos and I will be happy to give you honest feedback.
If you are a buyer, lenders are still running pre-approvals, so you should utilize your time gathering documents needed (contact your lender to find out what you need to get started). While you are spending extra time at home, it is a good time to think about your criteria for your home and determine what are the most important features for you and your family.
Please remember, this is temporary, and this too, shall pass!
