Lets catch up on life and the market!

Well, it has been an entire year since I wrote a blog post, so I figured with the Spring Market heating up, I may as well do an update!


Life has brought a few changes my way, fortunately all blessings. I got married at the end of September. It was an amazing day and evening in Downtown Sanford, and we couldn't be happier!


As most of you have heard, I have found a new home to sell Real Estate at Century 21 Signature Realty in Midland! The transition has gone very smooth, and I am all settled into my new office in Downtown Midland. New location, new business cards, new logo, same Teresa, same great service I will always give, just with a different sign in your yard!


The market experienced some mild turbulence as interest rates rose last year but, things have since stabilized. The City of Midland is red hot, full of buyers, and still selling in multiple offers. Buyers should be well informed with a full Buyers Consultation and be prepared to write competitive offers and utilize the many different offer strategies that are available to you. Inventory is very low and demand is increasing. If you are considering selling, let me do a free market analysis on the value of your home!


Sanford Lake market is also red hot, as the community is seeing the light at the end of the tunnel as we near the return of our lakes in approximately 2025. Legislation was passed last year providing significant funding for dam repairs, reducing assessments and greatly increasing consumer confidence. Inventory is very low, and we have not experienced a decline in value, but rather an increase as the supply and demand of housing continues to drive up home prices.


I have seen an increase in closings purchased with FHA, VA and USDA Rural Development loans, particularly in the more rural areas of Midland County and Gladwin County. This is great news for these buyers, as in the last few years it has proved to be difficult to compete with cash and conventional loans. If you are planning on buying this year with one of these types of loans, you should still be prepared to compete, and I am happy to teach you some pro tips and tricks on offer strategies that should be deployed with these offers. You should also be prepared to know what condition issues to look for and create a plan on how to handle them before issues arise. Always be prepared.
